Crawl Space Solutions
In our area, many of the homes were built with crawl spaces and not basements. As long as there have been crawl spaces, they were built with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. We have found that up to 50% of the air in your home comes up through the crawl space so ensuring this area is closed off from the outside and keeping the humidity levels low can increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are thick plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent bugs and animals from moving in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we can install a system of floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important parts. It not only holds the structure itself but it also creates the basement walls. When you've got foundation problems, they will generally show themselves as diagonal cracks in your outside brickwork, cracks that run the length of the foundation or along the basement walls. You may also notice that your doors or windows will not open or close easily or even cracks at the corners of them. While these problems may not seem serious when you notice them, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for problems and determine what type of a repair needs to be performed.
It is good that many foundation problems stem from similar issues and our team is very good at tracking down these problems. We can utilize a repair solution designed for your exact problem to permanently repair and stabilize the foundation. If you have a settling foundation, we can implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can help stabilize your foundation.
