Crawl Space Solutions
In White Stone, many of the homes are built with crawl spaces and not basements. As long as there have been crawl spaces, these were created with vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring this area is closed off from the elements and controlling excess humidity will improve the overall air quality in your home.
We have been encapsulating crawl spaces since 1995 and we know the proper way to close them off and control the humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent bugs and animals from moving in the crawl space which will help keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also forms the basement walls. When there are foundation problems, they will generally show themselves in the form of stair-step cracks in the brickwork, long cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that the windows and doors will not open or close easily or there may be cracks at the corners of them. While these problems may not seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be in place.
It is good that many foundation problems have very similar causes and our professionals are very good at noticing those problems. We can utilize a repair solution that is for your specific problem to permanently repair and stabilize the foundation. If there is a uneven foundation, we will install a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can help stabilize your foundation.
