Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas in addition to basements. For many years, these were built with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity will improve the overall air quality in your home.
We have been encapsulating crawl spaces since 1995 and we know the proper way to seal them off and control excess humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will seal the area totally and prevent any excess moisture from entering. This will also prevent pests and animals from moving in the crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we will install a series of floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only supports the structure itself but it also forms the basement walls. If you've got foundation problems, they will generally show themselves in the form of stair stepping cracks in your outside brickwork, cracks that run the length of the foundation or along the basement walls. Sometimes, you will see that your doors will not open or close easily or there may be cracks at the corners of them. You may not think these issues seem problematic when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be performed.
It is good that many foundation problems have very similar causes and our team is very good at noticing these issues. We can implement a repair product intended for your particular issue to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we will implement a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and are able to stabilize your foundation.
