In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were created with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can foster the growth of mildew. We have found that up to half of the air in your home enters through the crawl space so ensuring the crawl space is closed off from the weather and controlling excess humidity can increase the overall air quality in your home.

We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are thick plastic and vinyl sheets as well as vent covers and a heavy duty door that can close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent bugs and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage.
