Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. For many years, they were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can foster the growth of mildew. Studies have shown that up to half of the air in your home comes up through the crawl space so ensuring this area is protected from the outside and controlling excess humidity can improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control the humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a sturdy door that can seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, if you need it we can install a system of sagging floor jacks to stabilize sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only holds the building itself but it also creates the basement walls. If there are foundation problems, they will generally present themselves as diagonal cracks in your outside brickwork, long cracks that run the length of the foundation or along the basement walls. Sometimes, you will see that your doors and windows will get stuck or even cracks at the corners of them. While these problems may not seem serious at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be performed.
It is good that many foundation problems have very similar causes and our professionals are very good at tracking down those problems. We can utilize a repair solution designed for your specific issue to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we can implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can help stabilize your foundation.
