Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For many years, they were created with open vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control excess humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from settling in the crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is closed off, if you need it we will install a series of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your homes foundation is quite possibly one of the most important areas of the home. It not only holds the building itself but it also forms the basement walls. If you've got foundation problems, normally they will show themselves in the form of stair stepping cracks in your brickwork, long cracks that run the length of the foundation or across basement walls. You may also notice that your windows will stick when you open or close them or even cracks at the corners of them. You may not think these problems seem problematic at first, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems stem from similar issues and our experts are very good at noticing these issues. We can utilize a repair product intended for your specific problem to permanently repair and stabilize the foundation or walls. If there is a uneven foundation, we will implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation.
