Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces in addition to basements. For many years, they were built with vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home enters through the crawl space so ensuring the crawl space is closed off from the elements and keeping the humidity levels low can improve the overall air quality in your home.
Our team has been working on crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. We do this using a process known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can seal the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from moving in the crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is protected, if you need it we can install a system of sagging floor jacks to level sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only holds the building itself but it also creates the basement walls. When there are foundation problems, usually, they will manifest themselves in the form of stair-step cracks in your brickwork, cracks that run the length of the foundation or along the basement walls. Sometimes, you will see that your doors will not open or close easily or there may be cracks at the corners of them. You may not think these problems seem problematic at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine if a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at evaluating these problems. We can offer a repair product that is for your exact issue to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we can implement a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can stabilize your foundation.
