Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. As long as there have been crawl spaces, they were built with vents which was intended to increase air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to 50% of the air in your home has come up through the crawl space so ensuring this area is closed off from the outside and keeping the humidity levels low can improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the proper way to seal them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as vent covers and a heavy duty door that can seal the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from moving in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if you need it we can install a series of sagging floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
The foundation of your home is quite possibly one of the most important parts. It not only holds the home itself but it also creates the basement walls. When you've got foundation problems, normally they will present themselves as stair stepping cracks in the outside brickwork, horizontal cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the windows will get stuck or there may be cracks at the corners of them. While these issues may not seem serious when you notice them, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be performed.
It is good that many foundation problems have very similar causes and our team is very good at evaluating these problems. We can utilize a repair solution designed for your exact problem to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we can implement a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
