In our area, there are many homes that were built with crawl space areas instead of basements. As long as there have been crawl spaces, these were constructed with open vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the outside and controlling excess humidity can increase the overall air quality in your home.

We do this using a method known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we can install a series of sagging floor jacks to lift sinking floors above the crawl space.
