Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. For many years, they were built with vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which can foster the growth of mildew. We have found that up to half of the air in your home has come up through the crawl space so ensuring this area is protected from the elements and keeping the humidity levels low will increase the overall air quality in your home.
JB Design has been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to lift sinking floors in your home.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important parts. It not only supports the building itself but it also is the basement walls. If there are foundation problems, normally they will present themselves as diagonal cracks in the brickwork, horizontal cracks that run along the foundation or along the basement walls. You may also notice that the windows or doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these problems seem critical at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine if a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our experts are very good at noticing these issues. We can offer a repair product intended for your exact problem to permanently repair and stabilize the foundation or walls. If you have a uneven foundation, we will install a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation.
