Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. For a long time, they were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to 50% of the air in your home enters through the crawl space so ensuring the crawl space is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. We do this using a process known as encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from moving in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a system of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only holds the building itself but it also creates the basement walls. If there are foundation problems, they will generally present themselves as stair stepping cracks in the brickwork, long cracks that run along the foundation or across the basement walls. You may also notice that the windows and doors will not open or close easily or even cracks at the corners of them. You may not think these problems seem problematic when you notice them, they are all indicative of a sinking or settling foundation which should be looked at by a professional for problems and determine if a repair needs to be installed.
Thankfully, the most common foundation problems are caused by similar things and our team is very good at tracking down those issues. We can offer a repair product that is for your exact issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will install a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can stabilize your foundation.
