Crawl Space Solutions
In the greater Virginia Beach area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were built with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so having the space protected from the outside and controlling excess humidity can increase the overall air quality in your home.
JB Design has been working on crawl spaces since we opened our doors and we know the proper way to close them off and control excess humidity. This is done using a process known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are sturdy plastic and vinyl sheeting as well as vent covers and a sturdy door that can seal the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we can install a series of floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important parts. It not only holds the structure itself but it also is the basement walls. If there are foundation problems, they will generally present themselves as diagonal cracks in the outside brickwork, cracks that run the length of the foundation or across the basement walls. You may also notice that the windows and doors will get stuck or even cracks at the corners of them. You may not think these problems seem critical at first, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for problems and determine if a repair needs to be installed.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at spotting those issues. We can utilize a repair product that is for your particular problem to permanently repair and stabilize the foundation. If the problem is a settling foundation, we can implement a series of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
