Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. For a long time, these were built with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually harbor the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space closed off from the outside and controlling excess humidity can increase the overall air quality in your home.
We have been dealing with crawl spaces since 1995 and we know the proper way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheets as well as vent covers and a sturdy door that can close off the area totally and stop any excess moisture from entering. Encapsulation will also stop bugs and animals from settling in the crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is protected, if necessary we can install a system of sagging floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of the most important parts. It not only supports the home itself but it also creates the basement walls. When you've got foundation problems, they will generally present themselves as stair stepping cracks in the brickwork, long cracks that run the length of the foundation or along basement walls. You may also notice that the doors or windows will stick when you open or close them or even cracks at the corners of them. While these problems may not seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems stem from similar issues and our team is very good at spotting these issues. We can offer a repair product designed for your particular issue to permanently repair and stabilize the foundation. If there is a settling foundation, we can implement a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
