Crawl Space Solutions
In our area, many of the homes are built with crawl spaces in addition to basements. For a long time, these were constructed with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home enters through the crawl space so having the space protected from the elements and controlling excess humidity will improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to seal them off and control the humidity. This is done using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are thick plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and stop any unwanted moisture from entering. Closing the area will also stop pests and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a series of floor jacks to level sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only holds the structure itself but it also forms the basement walls. When you've got foundation problems, they will generally show themselves as diagonal cracks in the brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the windows or doors will stick when you open or close them or even cracks at the corners of them. You may not think these problems seem serious when you notice them, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our team is very good at noticing these problems. We can implement a repair product designed for your particular issue to permanently repair and stabilize the foundation. If you have a sloping foundation, we will implement a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation.
