Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For a long time, these were built with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so having the space closed off from the elements and keeping the humidity levels low will improve the overall air quality in your home.
JB Design has been working with crawl spaces as long as we have been in business and we know the proper way to seal them off and control the humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from moving in your crawl space which will help keep any appliances there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a system of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only supports the home itself but it also creates the basement walls. If you have any foundation problems, normally they will show themselves in the form of diagonal cracks in the brickwork, cracks that run the length of the foundation or across basement walls. Sometimes, you will see that the windows will stick when you open or close them or even cracks at the corners of them. You may not think these issues seem serious at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine if a repair needs to be installed.
It is good that many foundation problems have very similar causes and our professionals are very good at spotting those problems. We can implement a repair solution that is for your particular problem to permanently repair and stabilize the foundation. If you have a uneven foundation, we will install a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can stabilize your foundation.
