Crawl Space Solutions
In Ivor, there are many homes that were built with crawl space areas and not basements. As long as there have been crawl spaces, these were built with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which can foster the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so having the space protected from the elements and controlling excess humidity can improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the proper way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can close off the area completely and prevent any excess moisture from entering. Closing the area will also prevent critters and animals from settling in your crawl space which will keep any appliances there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a series of floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also forms the basement walls. When there are foundation problems, they will generally present themselves in the form of diagonal cracks in your outside brickwork, horizontal cracks that run along the foundation or across the basement walls. Sometimes, you will see that your doors will stick when you open or close them or even cracks at the corners of them. You may not think these issues seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be installed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at evaluating those issues. We can offer a repair product that is for your exact problem to permanently repair and stabilize the foundation. If you have a uneven foundation, we can implement a series of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can help stabilize your foundation.
