Crawl Space Solutions
In our area, many of the homes are built with crawl spaces in addition to basements. As long as there have been crawl spaces, they were built with vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so ensuring this area is protected from the elements and keeping the humidity levels low will increase the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the proper way to seal them off and control high humidity. This is done using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are sturdy plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area totally and prevent any excess moisture from entering. This will also prevent pests and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important areas of the home. It not only supports the home itself but it also is the basement walls. When there are foundation problems, usually, they will show themselves as diagonal cracks in the outside brickwork, long cracks that run the length of the foundation or across the basement walls. You may also notice that the doors or windows will not open or close easily or there may be cracks at the corners of them. While these issues may not seem serious when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine what type of a repair needs to be installed.
It is good that many foundation problems are caused by similar things and our team is very good at noticing these problems. We can utilize a repair product designed for your particular issue to permanently repair and stabilize the foundation or walls. If you have a sloping foundation, we will implement a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
