Crawl Space Solutions
In Ivor, many of the homes are built with crawl space areas in addition to basements. For a long time, they were built with open vents which was intended to increase air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and then it never leaves which results in the humidity level staying too high which can harbor the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is closed off from the elements and controlling excess humidity will increase the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control high humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will close off the area totally and stop any excess moisture from entering. Closing the area will also stop pests and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we will install a series of sagging floor jacks to level sinking floors in your home.
Structural Foundation Repair
The foundation of your home is quite possibly one of, if not the, most important areas of the home. It not only holds the structure itself but it also is the basement walls. If you have any foundation problems, they will generally present themselves as stair stepping cracks in your brickwork, long cracks that run the length of the foundation or across basement walls. You may also notice that your doors and windows will not open or close easily or there may be cracks at the corners of them. While these problems may not seem problematic at first, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be installed.
Thankfully, many foundation problems are caused by similar things and our team is very good at evaluating these issues. We can offer a repair product designed for your particular problem to permanently repair and stabilize the foundation. If there is a settling foundation, we will install a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and can stabilize your foundation.
