Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. For many years, these were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the elements and controlling excess humidity can increase the overall air quality in your home.
JB Design has been working on crawl spaces since we opened our doors and we know the best way to close them off and control excess humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area completely and stop any unwanted moisture from entering. Encapsulation will also stop critters and animals from moving in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we can install a system of floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of the most important parts. It not only holds the building itself but it also creates the basement walls. When there are foundation problems, they will generally show themselves as diagonal cracks in the brickwork, cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that the doors and windows will not open or close easily or there may be cracks at the corners of them. While these problems may not seem critical when you notice them, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for particular problems to determine what type of a repair needs to be in place.
It is good that the most common foundation problems stem from similar issues and our team is very good at noticing those problems. We can utilize a repair product intended for your particular problem to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we can install a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
