Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. As long as there have been crawl spaces, they were built with open vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Up to 50% of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the outside and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control excess humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area completely and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is encapsulated, if you need it we will install a series of floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also creates the basement walls. When there are foundation problems, usually, they will show themselves in the form of stair stepping cracks in the outside brickwork, horizontal cracks that run the length of the foundation or across basement walls. Sometimes, you will see that the doors or windows will get stuck or even cracks at the corners of them. You may not think these problems seem critical at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems and determine if a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our experts are very good at noticing those issues. We can implement a repair solution designed for your exact issue to permanently repair and stabilize the foundation or walls. If the problem is a sloping foundation, we will install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation.
