In our area, there are many homes that are built with crawl spaces and not basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in during rain and snow storms and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity can increase the overall air quality in your home.

This is done using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can close off the area completely and stop any unwanted moisture from entering. Closing the area will also stop rodents and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage.
