Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which can harbor the growth of mildew. Up to 50% of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the weather and keeping the humidity levels low can increase the overall air quality in your home.
Our team has been dealing with crawl spaces since 1995 and we know the most efficient way to close them off and control excess humidity. This is done using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can close off the area totally and prevent any unwanted moisture from entering. This will also prevent rodents and animals from moving in the crawl space which will help keep any items there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
The foundation of your home is quite possibly one of the most important parts. It not only holds the building itself but it also creates the basement walls. When there are foundation problems, normally they will show themselves as stair-step cracks in your outside brickwork, cracks that run the length of the foundation or across the basement walls. You may also notice that your doors and windows will not open or close easily or even cracks at the corners of them. While these issues may not seem serious at first, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine what type of a repair needs to be installed.
It is good that many foundation problems have very similar causes and our team is very good at spotting these problems. We can offer a repair product intended for your particular issue to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we can install a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and can stabilize your foundation.
