Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. For many years, they were created with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and then it never leaves which causes the humidity levels to stay high which can facilitate the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so having the space closed off from the weather and controlling excess humidity will improve the overall air quality in your home.
JB Design has been working on crawl spaces as long as we have been in business and we know the best way to close them off and control the humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will seal the area totally and stop any excess moisture from entering. Encapsulation will also stop critters and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a series of floor jacks to level sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only supports the home itself but it also forms the basement walls. If there are foundation problems, normally they will present themselves as stair-step cracks in the brickwork, horizontal cracks that run along the foundation or across the basement walls. Sometimes, you will see that the doors or windows will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be installed.
It is good that many foundation problems have very similar causes and our team is very good at noticing these issues. We can utilize a repair solution that is for your specific problem to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
