Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For many years, they were built with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control the humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a sturdy door that will seal the area completely and stop any unwanted moisture from entering. Closing the area will also stop rodents and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, if you need it we will install a series of floor jacks to level sloping floors in your home.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the home itself but it also creates the basement walls. When there are foundation problems, normally they will show themselves in the form of stair-step cracks in your brickwork, long cracks that run along the foundation or across the basement walls. You may also notice that your doors will not open or close easily or even cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicative of a sinking or settling foundation which should be looked at by a professional for particular problems and determine if a repair needs to be installed.
Thankfully, many foundation problems stem from similar issues and our team is very good at tracking down these issues. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation or walls. If the problem is a sloping foundation, we will install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can help stabilize your foundation.
