Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. For many years, these were created with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and then it never leaves which causes the humidity levels to stay high which can foster the growth of mildew. Up to 50% of the air in your home can come up through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
Our team has been working with crawl spaces since we opened our doors and we know the best way to seal them off and control high humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are sturdy plastic and vinyl sheets as well as vent covers and a heavy duty door that will seal the area totally and prevent any excess moisture from entering. Encapsulation will also prevent pests and animals from settling in the crawl space which will keep any equipment there safe and allow you to use it for storage. Once your crawl space is closed off, if you need it we will install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also creates the basement walls. If there are foundation problems, usually, they will present themselves as stair-step cracks in your brickwork, horizontal cracks that run along the foundation or across the basement walls. Sometimes, you will see that your doors or windows will get stuck or there may be cracks at the corners of them. While these problems may not seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine if a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our professionals are very good at spotting those problems. We can utilize a repair solution designed for your specific problem to permanently repair and stabilize the foundation. If the problem is a settling foundation, we will implement a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
