Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and then it never leaves which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Studies have shown that up to half of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been encapsulating crawl spaces since we opened our doors and we know the proper way to close them off and control the humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are thick plastic and vinyl sheets as well as vent covers and a sturdy door that will seal the area totally and stop any excess moisture from entering. This will also stop bugs and animals from moving in your crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we will install a system of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of the most important parts. It not only supports the structure itself but it also is the basement walls. When you have any foundation problems, normally they will manifest themselves in the form of diagonal cracks in the outside brickwork, horizontal cracks that run along the foundation or across basement walls. You may also notice that the doors will not open or close easily or there may be cracks at the corners of them. While these problems may not seem problematic when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine if a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at evaluating those issues. We can utilize a repair solution designed for your particular issue to permanently repair and stabilize the foundation. If the problem is a sloping foundation, we will install a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and are able to stabilize your foundation.
