Crawl Space Solutions
In our area, many of the homes were built with crawl space areas instead of basements. For many years, these were created with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and then it never leaves which causes the humidity levels to stay high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so having the space protected from the weather and keeping the humidity levels low can increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the best way to close them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, and are strong plastic and vinyl sheeting as well as vent covers and a sturdy door that can close off the area totally and prevent any unwanted moisture from entering. This will also prevent critters and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if you need it we can install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of the most important parts. It not only holds the building itself but it also forms the basement walls. If there are foundation problems, they will generally show themselves in the form of stair stepping cracks in the brickwork, long cracks that run the length of the foundation or along basement walls. You may also notice that the windows will not open or close easily or there may be cracks at the corners of them. While these issues may not seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine if a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our team is very good at noticing these issues. We can implement a repair solution designed for your particular issue to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we can install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can help stabilize your foundation.
