Crawl Space Solutions
In Gwynn, there are many homes that are built with crawl space areas in addition to basements. For many years, these were constructed with open vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and then it never leaves which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to ½ of the air in your home has come up through the crawl space so having the space protected from the elements and controlling excess humidity will increase the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will close off the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. After your crawl space is closed off, if you need it we will install a system of sagging floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of the most important areas of the home. It not only supports the structure itself but it also creates the basement walls. When you've got foundation problems, normally they will present themselves as stair stepping cracks in your outside brickwork, cracks that run the length of the foundation or along basement walls. Sometimes, you will see that your windows will stick when you open or close them or even cracks at the corners of them. You may not think these issues seem problematic when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for particular problems to determine if a repair needs to be installed.
Thankfully, the most common foundation problems have very similar causes and our experts are very good at spotting those problems. We can implement a repair solution intended for your particular problem to permanently repair and stabilize the foundation or walls. If the problem is a sinking foundation, we will install a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and are able to stabilize your foundation.
