Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were built with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to 50% of the air in your home enters through the crawl space so having the space protected from the elements and keeping the humidity levels low can increase the overall air quality in your home.
We have been dealing with crawl spaces as long as we have been in business and we know the best way to close them off and control the humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can seal the area completely and prevent any unwanted moisture from entering. Closing the area will also prevent bugs and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if you need it we can install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also creates the basement walls. If there are foundation problems, normally they will present themselves as stair stepping cracks in the brickwork, horizontal cracks that run the length of the foundation or across the basement walls. Sometimes, you will see that the windows and doors will not open or close easily or there may be cracks at the corners of them. You may not think these problems seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems to determine what type of a repair needs to be performed.
It is good that many foundation problems have very similar causes and our team is very good at tracking down those problems. We can implement a repair product intended for your exact problem to permanently repair and stabilize the foundation or walls. If you've got a uneven foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
