Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces in addition to basements. For a long time, these were constructed with open vents to the outside where were intended to help air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can foster the growth of mildew. Studies have shown that up to 50% of the air in your home enters through the crawl space so ensuring the crawl space is closed off from the elements and controlling excess humidity can improve the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the most efficient way to close them off and control excess humidity. This is done using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can close off the area totally and stop any excess moisture from entering. Encapsulation will also stop bugs and animals from settling in your crawl space which will help keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, if you need it we can install a system of sagging floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important areas of the home. It not only supports the building itself but it also creates the basement walls. When you've got foundation problems, they will generally show themselves in the form of stair-step cracks in your brickwork, cracks that run along the foundation or across the basement walls. You may also notice that your windows and doors will get stuck or even cracks at the corners of them. You may not think these issues seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine if a repair needs to be in place.
It is good that many foundation problems stem from similar issues and our experts are very good at evaluating those problems. We can implement a repair solution intended for your specific issue to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we can implement a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
