Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. As long as there have been crawl spaces, they were created with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and then it never leaves which results in the humidity level staying too high which will eventually harbor the growth of mildew. We have found that up to half of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
JB Design has been working with crawl spaces since we opened our doors and we know the best way to close them off and control excess humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as vent covers and a heavy duty door that will close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from getting in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is protected, if necessary we will install a system of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The foundation of your home is quite possibly one of the most important parts. It not only holds the building itself but it also forms the basement walls. When you have any foundation problems, normally they will present themselves in the form of stair-step cracks in the outside brickwork, cracks that run the length of the foundation or across basement walls. Sometimes, you will see that the windows and doors will stick when you open or close them or even cracks at the corners of them. While these problems may not seem critical when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for problems to determine what type of a repair needs to be performed.
Thankfully, the most common foundation problems have very similar causes and our professionals are very good at spotting these issues. We can offer a repair solution intended for your particular issue to permanently repair and stabilize the foundation or walls. If you've got a sloping foundation, we will implement a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation.
