Crawl Space Solutions
In our area, many of the homes were built with crawl space areas and not basements. For many years, these were created with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. Studies have shown that up to ½ of the air in your home enters through the crawl space so ensuring the crawl space is closed off from the weather and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the proper way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are thick plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area completely and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we will install a series of sagging floor jacks to stabilize sinking floors in your home.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the structure itself but it also creates the basement walls. If there are foundation problems, usually, they will manifest themselves in the form of diagonal cracks in your outside brickwork, long cracks that run the length of the foundation or along basement walls. You may also notice that your doors or windows will stick when you open or close them or there may be cracks at the corners of them. You may not think these problems seem critical at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at noticing these problems. We can utilize a repair solution that is for your specific issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will implement a series of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
