In our area, many of the homes are built with crawl spaces instead of basements. As long as there have been crawl spaces, they were built with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that will seal the area completely and prevent any excess moisture from entering. This will also prevent rodents and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is closed off, if you need it we will install a system of sagging floor jacks to stabilize sagging floors above the crawl space.
