Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were created with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to half of the air in your home comes up through the crawl space so having the space closed off from the elements and controlling excess humidity will increase the overall air quality in your home.
We have been dealing with crawl spaces since we opened our doors and we know the best way to close them off and control high humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area completely and stop any excess moisture from entering. Closing the area will also stop bugs and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is closed off, if you need it we will install a system of floor jacks to repair sinking floors in your home.
Structural Foundation Repair
Your foundation is easily one of the most important parts. It not only supports the building itself but it also forms the basement walls. When you have any foundation problems, normally they will manifest themselves in the form of stair stepping cracks in your outside brickwork, horizontal cracks that run the length of the foundation or across basement walls. Sometimes, you will see that your windows and doors will stick when you open or close them or even cracks at the corners of them. While these issues may not seem critical at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our team is very good at spotting those problems. We can utilize a repair product designed for your particular issue to permanently repair and stabilize the foundation or walls. If the problem is a settling foundation, we will install a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can help stabilize your foundation.
