Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and then it never leaves which results in the humidity level staying too high which can facilitate the growth of mildew. Up to 50% of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low will increase the overall air quality in your home.
We have been dealing with crawl spaces since we opened our doors and we know the most efficient way to seal them off and control the humidity. This is done using a method known as encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, which are thick plastic and vinyl sheeting as well as vent covers and a heavy duty door that will seal the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent bugs and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. Once the crawl space is protected, if necessary we will install a system of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important parts. It not only supports the home itself but it also forms the basement walls. If you have any foundation problems, they will generally present themselves in the form of stair stepping cracks in the brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the doors will not open or close easily or even cracks at the corners of them. You may not think these problems seem critical at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be installed.
Thankfully, the most common foundation problems stem from similar issues and our team is very good at noticing those issues. We can implement a repair solution designed for your exact issue to permanently repair and stabilize the foundation. If there is a uneven foundation, we will implement a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and can help stabilize your foundation.
