Crawl Space Solutions
In Franktown, many of the homes are built with crawl spaces instead of basements. For a long time, they were built with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. Studies have shown that up to 50% of the air in your home comes up through the crawl space so having the space closed off from the weather and controlling excess humidity will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to seal them off and control high humidity. This is done using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, which are strong plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and stop any excess moisture from entering. Closing the area will also stop pests and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. After the crawl space is protected, if necessary we will install a system of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only holds the structure itself but it also forms the basement walls. When you've got foundation problems, normally they will manifest themselves in the form of diagonal cracks in the outside brickwork, long cracks that run the length of the foundation or across the basement walls. You may also notice that the windows or doors will stick when you open or close them or there may be cracks at the corners of them. While these problems may not seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be performed.
It is good that many foundation problems stem from similar issues and our experts are very good at spotting those problems. We can offer a repair solution intended for your particular problem to permanently repair and stabilize the foundation. If the problem is a settling foundation, we will install a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
