In our area, there are many homes that were built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were created with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which will eventually foster the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low can improve the overall air quality in your home.
JB Design has been enclosing crawl spaces since we opened our doors and we know the most efficient way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as vent covers and a heavy duty door that can seal the area completely and prevent any excess moisture from entering. Closing the area will also prevent pests and animals from moving in the crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we can install a system of floor jacks to stabilize sagging floors above the crawl space.
