Crawl Space Solutions
In Franklin, many of the homes were built with crawl spaces and not basements. As long as there have been crawl spaces, these were built with vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can facilitate the growth of mildew. Up to ½ of the air in your home enters through the crawl space so having the space protected from the weather and controlling excess humidity can improve the overall air quality in your home.
We have been encapsulating crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area totally and prevent any excess moisture from entering. Closing the area will also prevent rodents and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to lift sloping floors in your home.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important areas of the home. It not only supports the building itself but it also is the basement walls. If you've got foundation problems, normally they will manifest themselves as stair stepping cracks in your outside brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that your windows will not open or close easily or there may be cracks at the corners of them. While these problems may not seem critical when you notice them, they are all indicators of a sinking or settling foundation and they should be evaluated by an expert for particular problems to determine what type of a repair needs to be in place.
Thankfully, the most common foundation problems are caused by similar things and our experts are very good at tracking down those problems. We can implement a repair solution that is for your particular issue to permanently repair and stabilize the foundation. If the problem is a settling foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
