Crawl Space Solutions
In Foster, many of the homes were built with crawl spaces in addition to basements. As long as there have been crawl spaces, they were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which results in the humidity level staying too high which will eventually foster the growth of mildew. Up to 50% of the air in your home enters through the crawl space so having the space protected from the outside and controlling excess humidity will increase the overall air quality in your home.
JB Design has been working on crawl spaces as long as we have been in business and we know the most efficient way to close them off and control the humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Closing the area will also prevent rodents and animals from settling in your crawl space which will help keep any appliances there safe and allow you to use it for storage. After your crawl space is closed off, if you need it we will install a system of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also creates the basement walls. If you have any foundation problems, normally they will present themselves as stair stepping cracks in your brickwork, long cracks that run along the foundation or across basement walls. You may also notice that your doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem problematic at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine what type of a repair needs to be in place.
It is good that many foundation problems have very similar causes and our professionals are very good at tracking down these issues. We can utilize a repair product that is for your specific issue to permanently repair and stabilize the foundation or walls. If you have a settling foundation, we will install a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and are able to stabilize your foundation.
