Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces instead of basements. For a long time, these were created with open vents which was intended to increase air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which will eventually foster the growth of mildew. Up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low can increase the overall air quality in your home.
Our team has been working on crawl spaces since we opened our doors and we know the most efficient way to close them off and control high humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is protected, if necessary we can install a series of sagging floor jacks to repair sinking floors in your home.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important parts. It not only holds the building itself but it also forms the basement walls. If there are foundation problems, usually, they will show themselves in the form of diagonal cracks in the outside brickwork, long cracks that run the length of the foundation or across the basement walls. You may also notice that the windows and doors will get stuck or even cracks at the corners of them. While these issues may not seem serious when you notice them, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for particular problems to determine if a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our professionals are very good at tracking down those problems. We can implement a repair solution that is for your exact issue to permanently repair and stabilize the foundation or walls. If there is a uneven foundation, we can implement a series of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation.
