Crawl Space Solutions
In Foster, many of the homes were built with crawl space areas in addition to basements. For many years, they were constructed with vents to the outside where were intended to help air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which can foster the growth of mildew. Up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity can improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the proper way to seal them off and control the humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can seal the area completely and stop any excess moisture from entering. This will also stop rodents and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to level sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important areas of the home. It not only supports the home itself but it also is the basement walls. When there are foundation problems, they will generally manifest themselves in the form of diagonal cracks in your brickwork, long cracks that run the length of the foundation or along basement walls. Sometimes, you will see that your doors or windows will not open or close easily or even cracks at the corners of them. While these problems may not seem serious when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine if a repair needs to be in place.
It is good that many foundation problems have very similar causes and our professionals are very good at spotting those issues. We can offer a repair product intended for your particular issue to permanently repair and stabilize the foundation. If you've got a sinking foundation, we can implement a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can help stabilize your foundation.
