Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas in addition to basements. For a long time, they were built with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space protected from the outside and controlling excess humidity will improve the overall air quality in your home.
JB Design has been working with crawl spaces as long as we have been in business and we know the best way to close them off and control excess humidity. We do this using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent pests and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if you need it we will install a system of sagging floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important parts. It not only holds the building itself but it also is the basement walls. When you have any foundation problems, usually, they will present themselves in the form of diagonal cracks in the outside brickwork, cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the windows will not open or close easily or there may be cracks at the corners of them. You may not think these problems seem critical when you notice them, they are all indicative of a sinking or settling foundation which should be looked at by a professional for specific problems to determine what type of a repair needs to be installed.
It is good that many foundation problems stem from similar issues and our team is very good at evaluating these problems. We can utilize a repair product designed for your particular problem to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we will implement a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can stabilize your foundation.
