Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. For a long time, these were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually foster the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so ensuring this area is protected from the elements and keeping the humidity levels low can increase the overall air quality in your home.
Our team has been dealing with crawl spaces as long as we have been in business and we know the most efficient way to seal them off and control high humidity. This is done using a method called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as vent covers and a heavy duty door that can close off the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from moving in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we can install a system of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important parts. It not only supports the home itself but it also is the basement walls. When you have any foundation problems, they will generally manifest themselves in the form of stair stepping cracks in the outside brickwork, cracks that run the length of the foundation or across the basement walls. You may also notice that the windows will stick when you open or close them or even cracks at the corners of them. While these problems may not seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine what type of a repair needs to be in place.
It is good that many foundation problems are caused by similar things and our professionals are very good at noticing these issues. We can implement a repair product intended for your specific problem to permanently repair and stabilize the foundation. If there is a settling foundation, we can install a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
