Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. For a long time, these were built with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which causes the humidity levels to stay high which can foster the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is closed off from the elements and keeping the humidity levels low can improve the overall air quality in your home.
Our team has been encapsulating crawl spaces since 1995 and we know the best way to close them off and control high humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area totally and stop any unwanted moisture from entering. This will also stop critters and animals from settling in the crawl space which will keep any equipment there safe and allow you to use it for storage. After the crawl space is closed off, if you need it we can install a system of floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only supports the building itself but it also is the basement walls. When you've got foundation problems, they will generally manifest themselves in the form of diagonal cracks in the outside brickwork, long cracks that run along the foundation or along basement walls. You may also notice that the windows or doors will not open or close easily or even cracks at the corners of them. You may not think these issues seem serious at first, each of them are indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine what type of a repair needs to be in place.
It is good that the most common foundation problems stem from similar issues and our professionals are very good at evaluating these problems. We can implement a repair solution that is for your specific problem to permanently repair and stabilize the foundation or walls. If there is a settling foundation, we can implement a system of foundation piers to stabilize the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
