Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces in addition to basements. As long as there have been crawl spaces, they were built with open vents which was intended to increase air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so having the space closed off from the elements and keeping the humidity levels low can improve the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control high humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are sturdy plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can seal the area completely and stop any excess moisture from entering. Encapsulation will also stop pests and animals from settling in your crawl space which will help keep any items there safe and allow you to use it for storage. After your crawl space is closed off, if necessary we can install a system of floor jacks to lift sinking floors in your home.
Structural Foundation Repair
The foundation of your home is easily one of the most important areas of the home. It not only holds the structure itself but it also forms the basement walls. When you have any foundation problems, they will generally manifest themselves in the form of stair stepping cracks in your outside brickwork, horizontal cracks that run the length of the foundation or along basement walls. Sometimes, you will see that your doors will not open or close easily or even cracks at the corners of them. You may not think these problems seem serious when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems to determine what type of a repair needs to be in place.
It is good that many foundation problems have very similar causes and our professionals are very good at spotting those issues. We can utilize a repair product intended for your particular problem to permanently repair and stabilize the foundation. If you have a sinking foundation, we can implement a system of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation.
