Crawl Space Solutions
In Davis Wharf, there are many homes that are built with crawl spaces instead of basements. For a long time, these were constructed with vents which was intended to increase air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home enters through the crawl space so ensuring this area is closed off from the outside and controlling excess humidity will improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. This is done using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any excess moisture from entering. This will also prevent critters and animals from settling in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a series of sagging floor jacks to lift sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of the most important areas of the home. It not only supports the building itself but it also forms the basement walls. When you have any foundation problems, normally they will show themselves in the form of stair stepping cracks in the outside brickwork, long cracks that run the length of the foundation or across the basement walls. You may also notice that the doors and windows will stick when you open or close them or there may be cracks at the corners of them. While these issues may not seem critical when you notice them, each of them are indicators of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine what type of a repair needs to be performed.
It is good that many foundation problems are caused by similar things and our experts are very good at noticing those issues. We can offer a repair solution that is for your particular issue to permanently repair and stabilize the foundation or walls. If you have a sinking foundation, we will install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation.
