Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas and not basements. For a long time, these were constructed with vents to the outside where were intended to help fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home can come up through the crawl space so ensuring this area is protected from the weather and controlling excess humidity can increase the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the proper way to seal them off and control high humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area totally and stop any unwanted moisture from entering. This will also stop rodents and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to lift sloping floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also creates the basement walls. If there are foundation problems, normally they will show themselves as stair stepping cracks in your brickwork, cracks that run along the foundation or along the basement walls. You may also notice that your windows will stick when you open or close them or there may be cracks at the corners of them. You may not think these problems seem critical at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be in place.
Thankfully, many foundation problems are caused by similar things and our team is very good at noticing those problems. We can offer a repair solution intended for your specific problem to permanently repair and stabilize the foundation. If you have a sinking foundation, we can implement a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can help stabilize your foundation.
