Crawl Space Solutions
In our area, many of the homes are built with crawl space areas in addition to basements. As long as there have been crawl spaces, they were created with vents which was intended to increase air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home has come up through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low can improve the overall air quality in your home.
Our team has been working with crawl spaces since 1995 and we know the most efficient way to close them off and control the humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a heavy duty door that can close off the area totally and prevent any unwanted moisture from entering. Encapsulation will also prevent rodents and animals from settling in your crawl space which will keep any equipment there safe and allow you to use it for storage. After your crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only supports the structure itself but it also creates the basement walls. If there are foundation problems, normally they will manifest themselves in the form of stair-step cracks in your outside brickwork, long cracks that run along the foundation or across basement walls. You may also notice that your windows will not open or close easily or even cracks at the corners of them. While these issues may not seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine if a repair needs to be performed.
It is good that the most common foundation problems are caused by similar things and our team is very good at spotting these issues. We can implement a repair product designed for your specific problem to permanently repair and stabilize the foundation. If you have a sloping foundation, we can implement a series of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation.
