In our area, there are many homes that are built with crawl spaces and not basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space during rain and snow storms and then it never leaves which causes the humidity levels to stay high which can foster the growth of mildew. This is done using a method called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area completely and stop any excess moisture from entering. Closing the area will also stop critters and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a system of floor jacks to stabilize sinking floors above the crawl space.
