Crawl Space Solutions
In our area, there are many homes that are built with crawl space areas in addition to basements. For a long time, these were created with vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually foster the growth of mildew. Studies have shown that up to half of the air in your home comes up through the crawl space so having the space protected from the outside and keeping the humidity levels low can improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the most efficient way to close them off and control high humidity. This is done using a process known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can seal the area totally and prevent any excess moisture from entering. This will also prevent critters and animals from moving in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is closed off, if you need it we can install a series of sagging floor jacks to lift sagging floors in your home.
Structural Foundation Repair
Your foundation is quite possibly one of the most important parts. It not only supports the building itself but it also is the basement walls. When there are foundation problems, normally they will manifest themselves as stair-step cracks in the outside brickwork, cracks that run the length of the foundation or along basement walls. Sometimes, you will see that the windows will not open or close easily or there may be cracks at the corners of them. You may not think these problems seem problematic when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine if a repair needs to be in place.
It is good that the most common foundation problems stem from similar issues and our team is very good at evaluating those problems. We can utilize a repair product that is for your exact issue to permanently repair and stabilize the foundation. If there is a sloping foundation, we can install a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both are very strong and can stabilize your foundation.
