Crawl Space Solutions

Sagging Floors in Chesapeake

In our area, there are many homes that were built with crawl space areas in addition to basements. For many years, they were constructed with vents to the outside where were intended to help fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which can facilitate the growth of mildew. Studies have shown that up to ½ of the air in your home has come up through the crawl space so having the space protected from the outside and keeping the humidity levels low can increase the overall air quality in your home.

We have been dealing with crawl spaces since 1995 and we know the best way to seal them off and control excess humidity. We do this using a method called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area totally and stop any excess moisture from entering. Closing the area will also stop critters and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is protected, if you need it we can install a system of sagging floor jacks to lift sinking floors above the crawl space.

Structural Foundation Repair

Foundation Cracks in Chesapeake

Your foundation is easily one of the most important parts. It not only supports the structure itself but it also forms the basement walls. If there are foundation problems, they will generally show themselves in the form of stair-step cracks in your outside brickwork, long cracks that run the length of the foundation or along basement walls. You may also notice that your doors or windows will not open or close easily or there may be cracks at the corners of them. You may not think these problems seem serious when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems and determine what type of a repair needs to be performed.

It is good that many foundation problems are caused by similar things and our team is very good at tracking down these problems. We can implement a repair product designed for your specific issue to permanently repair and stabilize the foundation or walls. If the problem is a sinking foundation, we can implement a system of foundation piers to level the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types of piers are very strong and can stabilize your foundation.
