Crawl Space Solutions
In our area, many of the homes are built with crawl spaces instead of basements. For many years, these were constructed with open vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. Studies have shown that up to half of the air in your home comes up through the crawl space so ensuring this area is closed off from the elements and keeping the humidity levels low will increase the overall air quality in your home.
We have been working with crawl spaces as long as we have been in business and we know the best way to seal them off and control excess humidity. This is done using a method called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are thick plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will close off the area totally and stop any excess moisture from entering. Encapsulation will also stop pests and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we will install a series of floor jacks to stabilize sloping floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only supports the structure itself but it also is the basement walls. If there are foundation problems, normally they will manifest themselves as stair stepping cracks in your outside brickwork, horizontal cracks that run along the foundation or across the basement walls. Sometimes, you will see that your windows or doors will get stuck or there may be cracks at the corners of them. You may not think these problems seem serious when you notice them, they are all indicators of a sinking or settling foundation which should be looked at by a professional for problems to determine if a repair needs to be performed.
It is good that the most common foundation problems stem from similar issues and our experts are very good at noticing those issues. We can implement a repair product that is for your particular issue to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we will install a series of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both are very strong and can stabilize your foundation.
