Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces in addition to basements. For a long time, they were built with open vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space during rain and snow storms and then it never leaves which causes the humidity levels to stay high which can harbor the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so having the space protected from the weather and controlling excess humidity will improve the overall air quality in your home.
Our team has been working with crawl spaces since we opened our doors and we know the proper way to close them off and control high humidity. This is done using a method known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are strong plastic and vinyl sheets as well as vent covers and a sturdy door that will close off the area totally and stop any excess moisture from entering. This will also stop bugs and animals from settling in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we will install a system of sagging floor jacks to repair sloping floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only supports the structure itself but it also creates the basement walls. If you have any foundation problems, usually, they will show themselves in the form of stair-step cracks in your brickwork, horizontal cracks that run along the foundation or across the basement walls. You may also notice that your doors and windows will not open or close easily or there may be cracks at the corners of them. While these problems may not seem critical at first, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine if a repair needs to be performed.
It is good that the most common foundation problems stem from similar issues and our experts are very good at evaluating these issues. We can offer a repair solution designed for your exact issue to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we will implement a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types of piers are very strong and can stabilize your foundation.
