Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. For a long time, these were created with open vents to the outside where were intended to help fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. We have found that up to half of the air in your home has come up through the crawl space so ensuring the crawl space is closed off from the outside and keeping the humidity levels low will improve the overall air quality in your home.
JB Design has been working on crawl spaces since we opened our doors and we know the proper way to close them off and control excess humidity. We do this using a method known as encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, which are strong plastic and vinyl sheeting as well as vent covers and a sturdy door that will seal the area totally and prevent any excess moisture from entering. This will also prevent rodents and animals from settling in your crawl space which will help keep any equipment there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we will install a series of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is quite possibly one of, if not the, most important areas of the home. It not only supports the structure itself but it also creates the basement walls. When you have any foundation problems, they will generally show themselves as stair stepping cracks in the brickwork, cracks that run the length of the foundation or along the basement walls. You may also notice that the doors will stick when you open or close them or even cracks at the corners of them. While these issues may not seem problematic at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for problems and determine if a repair needs to be performed.
Thankfully, the most common foundation problems stem from similar issues and our professionals are very good at noticing those issues. We can utilize a repair product that is for your particular issue to permanently repair and stabilize the foundation or walls. If there is a sinking foundation, we will install a series of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
