Crawl Space Solutions
In our area, there are many homes that were built with crawl spaces and not basements. For a long time, they were created with vents to the outside where were intended to help air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to enter the space when it rains or snows and then it never leaves which results in the humidity level staying too high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home comes up through the crawl space so having the space protected from the outside and controlling excess humidity will improve the overall air quality in your home.
Our team has been enclosing crawl spaces since 1995 and we know the proper way to close them off and control the humidity. We do this using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that will seal the area completely and prevent any unwanted moisture from entering. This will also prevent bugs and animals from getting in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a system of floor jacks to repair sinking floors above the crawl space.
Structural Foundation Repair
Your homes foundation is quite possibly one of, if not the, most important parts. It not only supports the building itself but it also forms the basement walls. When there are foundation problems, normally they will show themselves in the form of stair-step cracks in the outside brickwork, long cracks that run the length of the foundation or along basement walls. You may also notice that the windows and doors will stick when you open or close them or even cracks at the corners of them. While these problems may not seem serious at first, they are all indicative of a sinking or settling foundation which should be looked at by a professional for problems and determine if a repair needs to be installed.
It is good that the most common foundation problems have very similar causes and our team is very good at spotting those issues. We can implement a repair product designed for your particular issue to permanently repair and stabilize the foundation or walls. If the problem is a uneven foundation, we will implement a system of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation.
