Crawl Space Solutions
In our area, many of the homes are built with crawl space areas instead of basements. For many years, these were constructed with open vents which was intended to increase fresh air flow through the space and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to get in during rain and snow storms and then it never leaves which results in the humidity level staying too high which can facilitate the growth of mildew. Up to 50% of the air in your home has come up through the crawl space so having the space protected from the outside and keeping the humidity levels low can increase the overall air quality in your home.
JB Design has been working on crawl spaces as long as we have been in business and we know the most efficient way to seal them off and control excess humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that can close off the area totally and stop any excess moisture from entering. This will also stop bugs and animals from getting in the crawl space which will help keep any appliances there safe and allow you to use it for storage. Once your crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to stabilize sinking floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only holds the structure itself but it also forms the basement walls. If there are foundation problems, normally they will manifest themselves as stair stepping cracks in your brickwork, horizontal cracks that run along the foundation or across basement walls. You may also notice that your doors or windows will stick when you open or close them or even cracks at the corners of them. You may not think these issues seem serious at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine if a repair needs to be performed.
Thankfully, many foundation problems stem from similar issues and our professionals are very good at tracking down these problems. We can implement a repair product designed for your specific problem to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and are able to stabilize your foundation.
