Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually harbor the growth of mildew. Up to ½ of the air in your home enters through the crawl space so ensuring this area is protected from the outside and keeping the humidity levels low will improve the overall air quality in your home.
Our team has been dealing with crawl spaces since we opened our doors and we know the best way to seal them off and control the humidity. We do this using a method known as encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are strong plastic and vinyl sheets as well as covers to close off existing vents and a heavy duty door that will seal the area totally and stop any unwanted moisture from entering. Closing the area will also stop rodents and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. Once your crawl space is protected, if necessary we will install a series of sagging floor jacks to stabilize sagging floors in your home.
Structural Foundation Repair
The foundation of your home is quite possibly one of, if not the, most important parts. It not only supports the home itself but it also creates the basement walls. When you have any foundation problems, usually, they will show themselves as stair stepping cracks in your outside brickwork, horizontal cracks that run the length of the foundation or across basement walls. Sometimes, you will see that your windows and doors will not open or close easily or even cracks at the corners of them. You may not think these problems seem problematic when you notice them, each of them are indicative of a sinking or settling foundation and they should be evaluated by an expert for problems to determine if a repair needs to be installed.
It is good that the most common foundation problems stem from similar issues and our team is very good at noticing those problems. We can offer a repair solution intended for your specific problem to permanently repair and stabilize the foundation or walls. If there is a sloping foundation, we will implement a series of foundation piers to level the foundation. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation.
