Crawl Space Solutions
In our area, many of the homes were built with crawl spaces instead of basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the outside and keeping the humidity levels low can improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control high humidity. We do this using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheets as well as vent covers and a heavy duty door that can close off the area totally and stop any unwanted moisture from entering. Encapsulation will also stop bugs and animals from moving in your crawl space which will keep any items there safe and allow you to use it for storage. After the crawl space is encapsulated, if necessary we can install a system of sagging floor jacks to level sloping floors above the crawl space.
Structural Foundation Repair
The foundation of your home is easily one of the most important parts. It not only supports the building itself but it also is the basement walls. When you've got foundation problems, usually, they will manifest themselves as diagonal cracks in the brickwork, horizontal cracks that run along the foundation or along basement walls. Sometimes, you will see that the windows and doors will stick when you open or close them or even cracks at the corners of them. While these issues may not seem serious at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for specific problems and determine if a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our professionals are very good at spotting these issues. We can offer a repair product that is for your particular problem to permanently repair and stabilize the foundation. If you have a uneven foundation, we can implement a system of foundation piers to stabilize the foundation. The location and amount of sinking will determine if we use helical or push piers. Both are very strong and can stabilize your foundation.
