In our area, there are many homes that are built with crawl space areas and not basements. For many years, they were constructed with vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents prevent proper evaporation which results in the humidity level staying too high which can facilitate the growth of mildew. We have found that up to ½ of the air in your home comes up through the crawl space so ensuring the crawl space is protected from the weather and keeping the humidity levels low can improve the overall air quality in your home.

We do this using a process called encapsulation which is the installation of a heavy duty liner, occasionally installed with insulation products, and are strong plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can seal the area completely and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage.
