Crawl Space Solutions
In our area, many of the homes were built with crawl spaces in addition to basements. For a long time, these were created with vents which was intended to increase fresh air flow into the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. We have found that up to ½ of the air in your home can come up through the crawl space so having the space protected from the outside and controlling excess humidity can increase the overall air quality in your home.
We have been working on crawl spaces since we opened our doors and we know the most efficient way to close them off and control excess humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are heavy duty plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that can seal the area totally and stop any unwanted moisture from entering. This will also stop critters and animals from moving in your crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is closed off, if necessary we can install a series of sagging floor jacks to repair sagging floors above the crawl space.
Structural Foundation Repair
Your homes foundation is easily one of, if not the, most important parts. It not only holds the building itself but it also forms the basement walls. If you have any foundation problems, normally they will show themselves as stair-step cracks in the outside brickwork, horizontal cracks that run the length of the foundation or along the basement walls. You may also notice that the doors or windows will stick when you open or close them or there may be cracks at the corners of them. While these issues may not seem problematic when you notice them, each of them are indicators of a sinking or settling foundation which should be looked at by a professional for specific problems to determine if a repair needs to be performed.
Thankfully, many foundation problems stem from similar issues and our professionals are very good at evaluating these problems. We can implement a repair product designed for your exact problem to permanently repair and stabilize the foundation or walls. If the problem is a sinking foundation, we can install a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can help stabilize your foundation.
