Crawl Space Solutions
In our area, there are many homes that were built with crawl space areas instead of basements. For many years, they were built with open vents to the outside where were intended to help fresh air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to enter the space when it rains or snows and the vents prevent proper evaporation which causes the humidity levels to stay high which can harbor the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the elements and controlling excess humidity will increase the overall air quality in your home.
We have been working with crawl spaces since we opened our doors and we know the most efficient way to close them off and control excess humidity. This is done using a process called encapsulation which is the installation of a heavy duty liner, sometimes accompanied by insulation products, which are thick plastic and vinyl sheets as well as covers to close off existing vents and a sturdy door that will seal the area totally and stop any excess moisture from entering. Encapsulation will also stop rodents and animals from settling in your crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we will install a series of sagging floor jacks to level sagging floors in your home.
Structural Foundation Repair
The homes foundation is quite possibly one of, if not the, most important parts. It not only holds the structure itself but it also creates the basement walls. When there are foundation problems, they will generally manifest themselves in the form of stair stepping cracks in the outside brickwork, cracks that run along the foundation or across basement walls. Sometimes, you will see that the windows will stick when you open or close them or there may be cracks at the corners of them. While these issues may not seem serious at first, each of them are indicative of a sinking or settling foundation which should be looked at by a professional for problems and determine what type of a repair needs to be in place.
Thankfully, many foundation problems have very similar causes and our team is very good at evaluating these issues. We can implement a repair product that is for your exact issue to permanently repair and stabilize the foundation. If there is a sinking foundation, we will implement a series of foundation piers to correct the problem. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation.
