Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. As long as there have been crawl spaces, these were constructed with open vents which was intended to increase fresh air flow into the area and keep it dry. Unfortunately, this is rarely what happens. Having open vents allows water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which will eventually harbor the growth of mildew. Studies have shown that up to ½ of the air in your home can come up through the crawl space so ensuring the crawl space is closed off from the outside and controlling excess humidity can improve the overall air quality in your home.
We have been working with crawl spaces since 1995 and we know the best way to seal them off and control excess humidity. This is done using a process called encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are strong plastic and vinyl sheets as well as vent covers and a sturdy door that can seal the area totally and stop any excess moisture from entering. Closing the area will also stop bugs and animals from settling in the crawl space which will keep any items there safe and allow you to use it for storage. Once the crawl space is encapsulated, if necessary we can install a series of sagging floor jacks to repair sloping floors in your home.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only supports the building itself but it also is the basement walls. If there are foundation problems, they will generally manifest themselves as diagonal cracks in the outside brickwork, horizontal cracks that run along the foundation or along the basement walls. Sometimes, you will see that the doors or windows will not open or close easily or even cracks at the corners of them. You may not think these problems seem critical at first, they are all indicative of a sinking or settling foundation and they should be evaluated by an expert for particular problems and determine what type of a repair needs to be installed.
Thankfully, the most common foundation problems are caused by similar things and our team is very good at evaluating these problems. We can utilize a repair product that is for your exact problem to permanently repair and stabilize the foundation or walls. If the problem is a sinking foundation, we can implement a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types are very strong and can help stabilize your foundation.
