Crawl Space Solutions
In Battery Park, many of the homes are built with crawl space areas in addition to basements. For a long time, these were created with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which can harbor the growth of mildew. Up to half of the air in your home has come up through the crawl space so ensuring this area is closed off from the weather and controlling excess humidity can improve the overall air quality in your home.
We have been working on crawl spaces since 1995 and we know the proper way to close them off and control the humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as covers to close off existing vents and a sturdy door that can close off the area totally and prevent any unwanted moisture from entering. Closing the area will also prevent rodents and animals from getting in your crawl space which will keep any appliances there safe and allow you to use it for storage. Once your crawl space is encapsulated, if you need it we can install a system of floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
Your foundation is easily one of, if not the, most important parts. It not only holds the home itself but it also forms the basement walls. If you have any foundation problems, normally they will manifest themselves in the form of stair stepping cracks in your outside brickwork, horizontal cracks that run along the foundation or across basement walls. You may also notice that your doors or windows will not open or close easily or even cracks at the corners of them. While these issues may not seem serious when you notice them, each of them are indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for particular problems to determine if a repair needs to be in place.
It is good that the most common foundation problems have very similar causes and our team is very good at spotting those issues. We can offer a repair solution designed for your specific issue to permanently repair and stabilize the foundation or walls. If there is a uneven foundation, we can install a system of foundation piers to correct the problem. We will install either push piers or helical piers, depending on where and how bad the sinking is. Both types are very strong and can stabilize your foundation.
