Crawl Space Solutions
In our area, there are many homes that are built with crawl spaces instead of basements. For a long time, they were built with open vents which was intended to increase fresh air flow through the area and keep it dry. Unfortunately, this is rarely what happens. The vents allow water to enter the space during rain and snow storms and the vents hinder airflow which results in the humidity level staying too high which will eventually facilitate the growth of mildew. We have found that up to 50% of the air in your home comes up through the crawl space so ensuring this area is closed off from the weather and controlling excess humidity will increase the overall air quality in your home.
JB Design has been working on crawl spaces since 1995 and we know the best way to close them off and control high humidity. We do this using a method called encapsulation which is the installation of a series of vapor barriers, occasionally installed with insulation products, which are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Encapsulation will also prevent rodents and animals from getting in the crawl space which will keep any appliances there safe and allow you to use it for storage. Once the crawl space is closed off, if necessary we will install a system of sagging floor jacks to lift sagging floors above the crawl space.
Structural Foundation Repair
The homes foundation is quite possibly one of the most important parts. It not only supports the home itself but it also creates the basement walls. When you have any foundation problems, usually, they will present themselves as stair-step cracks in the brickwork, cracks that run along the foundation or across the basement walls. You may also notice that the doors and windows will stick when you open or close them or there may be cracks at the corners of them. While these issues may not seem critical at first, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems to determine what type of a repair needs to be installed.
It is good that the most common foundation problems are caused by similar things and our experts are very good at spotting these issues. We can offer a repair product designed for your specific issue to permanently repair and stabilize the foundation. If the problem is a settling foundation, we will implement a system of foundation piers to level the foundation. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and are able to stabilize your foundation.
