Crawl Space Solutions
In our area, many of the homes were built with crawl space areas in addition to basements. For many years, they were built with open vents which was intended to increase air flow through the space and keep it dry. Unfortunately, the opposite is usually what happens. The vents allow water to get in when it rains or snows and the vents hinder airflow which causes the humidity levels to stay high which can foster the growth of mildew. Studies have shown that up to 50% of the air in your home enters through the crawl space so having the space closed off from the outside and controlling excess humidity will improve the overall air quality in your home.
We have been enclosing crawl spaces since 1995 and we know the most efficient way to seal them off and control excess humidity. This is done using a process known as encapsulation which is the installation of a thick liner or vapor barrier, occasionally installed with insulation products, and are heavy duty plastic and vinyl sheeting as well as vent covers and a heavy duty door that will close off the area totally and prevent any excess moisture from entering. Closing the area will also prevent pests and animals from moving in the crawl space which will help keep any equipment there safe and allow you to use it for storage. Once your crawl space is closed off, if necessary we will install a series of sagging floor jacks to stabilize sloping floors in your home.
Structural Foundation Repair
The foundation of your home is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also forms the basement walls. When there are foundation problems, usually, they will manifest themselves as stair-step cracks in your brickwork, cracks that run the length of the foundation or across basement walls. You may also notice that your doors will stick when you open or close them or even cracks at the corners of them. You may not think these problems seem problematic at first, they are all indicative of a sinking or settling foundation and it is important to have an expert evaluate the foundation for specific problems and determine if a repair needs to be in place.
Thankfully, the most common foundation problems have very similar causes and our experts are very good at noticing those issues. We can utilize a repair solution intended for your particular problem to permanently repair and stabilize the foundation. If the problem is a sinking foundation, we will install a series of foundation piers to correct the problem. The location and amount of sinking will determine if we use helical or push piers. Both types of piers are very strong and can stabilize your foundation.
