Crawl Space Solutions
In Battery Park, many of the homes were built with crawl spaces in addition to basements. As long as there have been crawl spaces, these were built with open vents to the outside where were intended to help air flow through the area and keep it dry. Unfortunately, the opposite is usually what happens. Having open vents allows water to get in during rain and snow storms and the vents hinder airflow which causes the humidity levels to stay high which will eventually facilitate the growth of mildew. Studies have shown that up to half of the air in your home has come up through the crawl space so ensuring this area is closed off from the weather and keeping the humidity levels low will increase the overall air quality in your home.
We have been working on crawl spaces as long as we have been in business and we know the proper way to close them off and control the humidity. We do this using a process called encapsulation which is the installation of a series of vapor barriers, sometimes accompanied by insulation products, and are sturdy plastic and vinyl sheets as well as vent covers and a sturdy door that will seal the area completely and stop any excess moisture from entering. Encapsulation will also stop pests and animals from getting in the crawl space which will help keep any items there safe and allow you to use it for storage. After the crawl space is protected, if you need it we will install a system of sagging floor jacks to level sagging floors in your home.
Structural Foundation Repair
The homes foundation is easily one of, if not the, most important areas of the home. It not only supports the structure itself but it also is the basement walls. If you've got foundation problems, normally they will show themselves as stair stepping cracks in the outside brickwork, long cracks that run along the foundation or along the basement walls. Sometimes, you will see that the windows and doors will stick when you open or close them or there may be cracks at the corners of them. You may not think these issues seem critical when you notice them, they are all indicators of a sinking or settling foundation and it is important to have an expert evaluate the foundation for problems and determine if a repair needs to be in place.
Thankfully, many foundation problems stem from similar issues and our team is very good at noticing these issues. We can implement a repair solution intended for your particular problem to permanently repair and stabilize the foundation or walls. If the problem is a sinking foundation, we will implement a system of foundation piers to stabilize the foundation. Depending on how bad it is and where it is, we will use either helical piers or push piers. Both types are very strong and can stabilize your foundation.
